Murfreesboro continues to grow in population, and four major development projects are underway that will add to the quality of life for residents and visitors. Here are the new developments in Murfreesboro: Clari Park, the Marketplace at Savannah Ridge, Buc-ee’s, and an expansion of the Fountains at Gateway.

Clari Park
This new mixed-use community is along Medical Center Parkway across from The Avenue Murfreesboro. Clari Park will include a 300-unit apartment community, townhomes, a 50,000-square-foot entertainment center and a lineup of retail, hotel and restaurant establishments.
“There is tremendous demand for walkable suburban lifestyles across the U.S., and Clari Park is being developed to deliver that experience,” says Kevin Jund, director of Hines, the Florida-based developer of the project.
Construction began in late 2023, with the initial Class A apartments scheduled to be ready by 2025.
Marketplace at Savannah Ridge
This new development offers space for retail and restaurants, with more than 10,000 square feet available. The location is across from Walmart Supercenter at the intersection of Joe B. Jackson Parkway and Highway 231, and its purpose is to better serve the large trade area on the south side of Murfreesboro.
The first tenant at the Marketplace is an Aldi grocery store. Overseeing the overall project is Nashville-based Baker Storey McDonald Properties, which specializes in developments throughout Middle Tennessee.

Buc-ee’s
Texas-based Buc-ee’s is a gas station/convenience store chain known for being a massive one-stop-shop for motorists, with a wide variety of grab-and-go foods, a bakery, a deli, sporting goods, apparel, novelties and award-winning clean bathrooms.
This new Buc-ee’s opens in Murfreesboro in September 2024 along Interstate 24, off Exit 84 near Elam Road and Joe B. Jackson Parkway.
With more than 100 employees, the Murfreesboro location has joined Crossville and Sevierville as cities in Tennessee with a Buc-ee’s.
Fountains at Gateway
Fountains at Gateway has begun developing Two Fountains Plaza, the second phase of the mixed-use development. The first phase, One Fountains Plaza, features retail, office and restaurant spaces that are fully leased.
“It’s time to build Two Fountains Plaza, which will include a five-story building with 15 ground-floor retail spaces, 50 second-floor offices and the top three floors with 53 luxury condominiums,” says Scott Graby, president of Murfreesboro-based Hearthstone Properties, the project developer. “There will also be a two-level parking garage.”
Another part of the project will be a hotel attached to the Two Fountains Plaza building. A third building spanning 10 floors will feature two floors of offices, then three floors of condominiums and more offices on the remaining five floors.
“I’m a native of Murfreesboro, so Fountains at Gateway is a legacy project for me,” Graby says. “Murfreesboro is still a bedroom community of Nashville, but it is becoming its own big city in many ways.”
